If you’ve turned to this post from my last one you are probably interested in learning what SEO (Search Engine Optimization) will do in respect to your website and it’s standing within the search engine results. If you feel like I am jumping ahead of myself and you are unsure of what SEO is and the dynamics of it you are more than welcome to look at some of the posts on SEO in the Website Marketing category to gain all the information you are looking for. For this post on real estate web design we will solely be focusing on real estate search engine optimization.

The first thing that you are going to want to learn from a web designer before you hire them is if they offer SEO services or if they are partnered with a company that does. You also want to find out that if, in fact, they do SEO, what it is they do for SEO on your real estate website. Since SEO is a continuous process you want to make sure that you are at least set up to have the ability to be found on the major search engines. Without having search engine optimization done to your site it won’t have but a slim chance of being found when someone is looking for your key terms on engines like Google and Yahoo.

Search engine optimization for real estate web design needs to be a little more aggressive than others because the terms for real estate and real estate listings are hard to fight for in the natural search results. If you want your site to be found on the broader terms like real estate, real estate listings, and etc. you are going to have to be prepared to spend a lot of time and resources to climb the list.

Creating a real estate website is a daunting task and can’t be taken on by many people. It can be a bit stressful, time consuming, and takes a lot of patience. Real Estate web design is an art that has to be looked at over and over again to make sure that it is right where you want it to be, so make sure that you do. Most web designers are going to go through a revisions process with you and you should take the opportunity to make sure that everything on the website is to your liking. Go through it carefully because (and especially if you are using a freelancer) you may not get the chance to change it again.

Once the project is completed and you are completely satisfied with how your real estate website turned out you should think about a few things in your mind. The first thing that should be thought through thoroughly (try saying that ten times fast) is your website completely ready? The answer is obviously, no, there are a lot of things that you need to do to finish it off. For example, if you are listing properties on your real estate website you are going to have to add all of the listings into your site. It would make sense that the web designer made you an admin panel so that you could do just that, and without having to have a webmaster or someone who knows programming code.

Getting all your listings ready is going to take some time in itself; the next thing to think about is SEO, do you have any done on your website? Can you do more? Where are you showing up for some of your key terms? How can you improve this? Are there other alternatives or options? SEO (Search Engine Optimization) is a serious business and should be looked at as such in terms of your website. If you want to learn more about SEO please go on to the next post.

After making the harsh decision of which web designer you are going to have working on your real estate website you should start thinking more about what your real estate website is going to do. What do you want it to accomplish? Who are you trying to draw in and what do you want them to gather from your website? These couple of questions will help you fully decide what is going to be needed so that your web designer understands what you are looking for in functionality of the site. Functionality is all the functions that you wish for your website to perform; that being things like looking up listings and being able to view all the specifics on a certain property, etc.

On the other side of things you also have to think about the design of your website. Do you want it to be White? Black? Brown? Blue? The choice is really up to you in the end. I would suggest keeping it more professional with a white or something that is not overpowering because that will keep your potential buyers from jumping to another real estate website. There are a lot of suggestions that I could give you for your real estate website; there are also a lot of suggestions that your web designer will give you as well. Don’t let someone else’s ideas sway you on your own site though, make sure to stick to your guns and follow what you want to do.

There are quite a few options that you should and will have to decide between and you should think about things from the perspective of someone who is going to visit your website. Is it going to be appealing to them? Is it going to be helpful to them? Is the site going to be easy to navigate? Make sure that the answer to all of these questions are yes and you’ll be well on your way to creating a great real estate website that will turn into a great promotional asset.

Good web designers are a dime a dozen; there are more bad, or unqualified, web designers then there are good, and lucky you, you get to go out and find out for yourself who is who. There is a lot that should go into choosing a web designer for your real estate website, and as the person who is depending on the site to put forth a good impression of you and your practice; you should really put some thought into this. Real estate websites (I can only assume) help realtors sell almost half of their listings, or at least get a ton more people in the door to look at different listings available.

Finding a good web designer/developer starts off with deciding if you want to use a freelancer or a web design company. Personally, I would recommend a web design company because they give you piece of mind on the reliability factor of things. Freelancers are known to have the ability to “disappear” from a project, not that they all do, just that they always have that option; it doesn’t sit well with a lot of people and this is the downfall of the freelancer most of the time.

Finding a web designer/developer for your real estate website is going to ultimately be up to you, and your preferences. A web design company or freelancer (if you find a good one) will be able to complete your project with everything that you have outlined. The trick of finding a good one is just to be careful and do many interviews and phone calls with prospective companies and people. This way you have a good mindset of which person/company you want to construct your real estate website.

So you’re a realtor and you’ve decided that you need a website to better promote your listings and your professionalism. The best thing to do after deciding to build this real estate website is going to be to decide what you want to focus on. I’ve seen real estate websites that focus on the listings that realtor has available and others that focus on the realtor themselves. It is really up to you what you want to do with your real estate website and what you want the focus to be on and how you want the entire website to look. There are a lot of mini-decisions that need to be made and you’re the man/woman behind them all.

There are a lot of different ways that you can go with a real estate website and I’m sure that what you are imagining as the possibilities are only a third of the real possibilities that you have available to you. So try to think broad when you are figuring out what it is that you really want out of your real estate website; think out of the box so that you can take any and all opportunities for really creating a unique real estate website that is going to be original looking as well as professional. Let’s obviously keep in mind that what you are creating is going to be looked at by home-buyers and people seriously looking to put money into an extremely large investment.

Keeping everything in mind that I have mentioned above, creating a real estate website should be a creative and somewhat fun project to take on. Everything that you’ve gained from reading this post should be brought to the table when you are designing your website. Don’t be afraid to get advice from the web designer that you eventually end up choosing (if you have one already picked and ready to go). They can help you with getting everything worked out in your head.

Real estate websites are used by many different people today. In fact, real estate websites are what most people go on to find their new homes; it easy and convenient. Looking up property for rent is one of best ideas someone could have come up with. It makes looking up property that much easier, without having to get in contact with a realtor, without having to submit any information, and being able to look at the information of the property to make the first decision if you even want to see it in person or not.

There are millions of people that use these types of real estate websites everyday and can vouch for their reliability, accessibility, convenience, and ease of use; because of the number of real estate sites like this out there it is important that your website stands out but in a professional way. The design and navigation of your real estate website is going to be winning points of your realtor website; the two things that people are going to judge the site on.

These types of sites make it easier to pass judgment on property before even going to see it. That makes things easier for consumers that would rather not waste time looking through houses they are going to have completely no interest in. This shortens down the time it takes for a potential sale for everyone involved in the process. With real estate websites up all over the internet for anyone’s use the realtor business has become more streamlined and efficient.

Designing a website for real estate is always a tricky thing to do because, for a realtor, they depend on people to make their money. So giving off a professional appearance is of the utmost importance. Doing this in person is the first way and most personal way of showing their professionalism and trying to entice prospects into trusting and using them for their real estate needs. This being said, a lot of people use the internet in this day and age and therefore when looking for listings on house and whatnot they usually turn to the internet first to check out what is available.

The first websites that are hit are normally websites that specialize in listings from many different real estate companies. Searching through all the different listings is the first step, the next step is finding out who is selling the property (what real estate company and what specific realtor) and looking at their website. Seeing that the website that they are going to see is going to either wow them or make them skeptical you want to make sure that it goes the way you want it to.

There are several things that you could do to allow your real estate website to make money for you. One of the most popular things we have seen people do is to rent out banner space our add a pop up to come up when the potential client goes to your site. Another thing you can do it to put up links to mortgage lenders and/or banks in your area.

Renting out the banner space is easy you just have to find someone who is willing to fork over that cash every so often so you can keep that advertisment up there. Some places you might want to consider renting that advertising space out to are landscapers, painters, furniture stores. Basically anything that can have some affiliation with buying or selling a home would work. This could be a great business move for you you just could let your website make money for you as it just sits there and grabs leads for you as well.
Now lets think for a minute. You have just put up your real estate website, and it is doing pretty well. You have hit a few leads and the website has already paid for itself after that first sale. Now you realize that a lot of the buyers you see come through your real estate website have not even spoken to a mortgage lender yet but they are still looking for a home to purchase. You know one of your good friends just so happens to run a mortgage company and he cuts you referral checks for every person you send his way. Well why not set him up with a link to his company website from your real estate website. Everybody that clicks on that link could be a potential customer for him which could turn into referral checks for you. And it does not have to stop with mortgage companies, you can have links to lawyers, banks, contractors , pretty much whoever you think of that can cut you a check for bringing them business.

You can also link exchange with these affiliates. A link exchange is just what it means, you give them a link on your real estate website, and they will give a link to your website from their business page. Think about someone who is looking to fix up there house so they can put it on the market to sell in a few months. The contact a local contractor by looking at the contractor’s website. When they get to the site they see a link for local Realtors. They click the link and it takes them to your real estate website. Right there is free money, all you had to do was network with your local businesses. Which is something a good Realtor already does.

There are a countless number of things you can do to make your real estate website come full circle. One of the major things you can do is to have links to all the possible needs you think a potential buyer and seller might have or be looking for.. These links could be ones to inform your buyers and sellers, or to advertise to them. It is completely up to your discretion. We feel that it is better to inform the buyer more then sell to them, but it is your call.

In today’s market people are looking to get all the information they can in one place. So you have to make sure your real estate website is the nexus of your area’s universe. You might want to put up links to all the local public schools and private schools. This will help out that buyer who is mostly concerned with school districts in that area. Another link that a agent might want to put up on their real estate website is for local builders. What if your buyer or seller wants to put a deck on they house they are buying or selling. They could search the internet for Realtors, then such for local contractors. Or they could just click on the link from your real estate website to a local contractors.

Other things people would be interested in are the stores and other local businesses that are located in the area they are looking to buy in. This does not have to be the link to the actual business website, but a least a list for the names of the stores or businesses and a description of what they offer the community. And if the business does not have a website let them know about DreamCo Design. A few other points of interest for a potential buyer might be the local churches, and maybe even the local governing boards for that particular township.

The buyer and seller are your customers. And customers are what makes or brakes a business. One quote that always stood out in my mind was “People won’t always remember what you said, but they will always remember how you made them feel”. This holds true to almost anything you do. It can be a powerful tool for you in your quest to conquer the real estate market. People may not always remember what they saw on your real estate website, but they will remember that it was easy and informative to them. They will remember you for that, and we all know that the best form of advertising is great customer service.

DreamCo Design lives by that above statement. Great customer service unfortunately seems to be a thing of the past for most businesses now a days, especially when you are looking at the big box retailers. But you have to know that DreamCo Design remembers customer service, and it is our top priority. We can make you a real estate website that pops in your head and is exactly what you want. But most importantly we can do all that while making you smile. That is what we believe in and that is what we will die by.

In a recent article “A collaborative commerce framework for the real estate industry”, author Willem Selen explains how the real estate market is becoming a “one stop shop” mostly due to with the internet and the several hundred real estate websites. At first this seems that this would be a bad thing for our real estate market. But is this idea of a ”one stop shop” such a terrible thing?

For years retailers have been coming up with new ways to get customers into their stores. And only about a decade ago they stumbled on the great idea of the “one stop shop”. What a great idea! Why have a customer go to three separate places for their needs, when they can just walk in to one store and leave with everything they needed? From tires to apples, their is not much a consumer can not get at one of these stores. In the area I live in it started with the Super Wal-Marts, soon after Meijer moved in followed by Super Target. Now you can’t drive 5 miles without seeing one of these super giant box retail stores, and consumers in my area have never been happier.

So why should this be such a major issue in the real estate business. Every business model is essentially the same no matter what market or industry you are in, that model basically states “Get the customer to give us more money”. The best way to do that is to give the customers exactly what they want. So what do customers today want? Well that depends on the generation your dealing with. Now that people are living longer their is a huge melting pot of different generations. This causes many cohorts to pop up, thus making it extremely difficult on our markets and industries. They have to diversify their techniques of selling to be able to satisfy all the possible clients.

That is why we have the “one stop shop” in most industries and especially real estate. Some people want everything done for them, others only need a little help, and yet others do not want any. Just like some buyers or sellers might want to talk to the Realtor the entire time and take the procedure the old fashion way, others might not want to see the realtor untill they have already made a buying decision and are ready to sign the papers. So ultimately it is best to have a real estate website that can offer all these things to every type of customer that comes our way.

The best way to make your real estate website a “one stop shop” is to offer all the things you possibly can in a face to face interaction and transfer that on to your Realtor website. Things like current listings, contact information, and information about the schools in the area. Also links to mortgage lenders or banks. The ideas are endless and it is really up to the person. Your real estate website can be the most valuable tool a Realtor or Broker can have, if it is implemented properly.

Dreamco Design has many solutions on how to improve this idea of a ”one stop shop”.
